I’ve bought three properties in Italy for my own family, and spent ten years since navigating this market, first as a buyer, now managing rental properties in Trieste.
Along the way I dealt with more real estate agencies than I’d like to admit, and not all of them straight with me. I’ve seen a “studio apartment” sold without the agency ever mentioning it was actually zoned as an office, which meant no right of habitability: the buyer couldn’t legally live there, register residency, or get utilities put in their name. Nobody caught it until it nearly cost someone their purchase.
That’s the market foreign buyers walk into, usually without the language, the local knowledge, or anyone whose job it is to be on their side. Ethica House exists because someone should be checking what agencies don’t say, not just what they do.
