Where our Services include real estate mediation (“mediazione”), such activity is carried out under the supervision and licence of a duly registered Italian real estate agent (agente immobiliare) working with Ethica House.

The information and guidance we provide are advisory in nature and do not constitute legal, tax, notarial, or financial advice. While we draw on professional experience and knowledge of the Italian property market, we are not a substitute for a licensed lawyer (avvocato), accountant (commercialista), notary (notaio), or other regulated professional.
For matters requiring formal legal, tax, or notarial validation, we can coordinate or recommend qualified independent professionals, but final decisions and formal advice remain the responsibility of those professionals and of you, the Client. You are encouraged to seek independent professional verification before committing to any transaction.
7. Engagement, Fees & Payment
The specific scope, deliverables, and fees for any Service will be agreed with you in advance, in writing, before work begins. The initial introductory call is provided free of charge. Consulting services are charged on the basis agreed at engagement; Protected Purchase support is subject to the fees set out in your individual engagement agreement.
In the event of any conflict between these Terms and a signed individual engagement agreement, the individual engagement agreement shall prevail.
8. Client Responsibilities
You agree to provide accurate and complete information relevant to your engagement. Our analysis and recommendations are based on the information available to us and on market conditions at the time. You acknowledge that property decisions carry inherent risk, that we cannot guarantee any specific outcome, price, or investment result, and that the final decision to proceed with any purchase or transaction rests entirely with you.
9. Limitation of Liability
To the fullest extent permitted by applicable law, Ethica House shall not be liable for any indirect, incidental, or consequential losses arising from the use of the Website or our Services. Nothing in these Terms excludes or limits our liability for fraud, gross negligence, or any liability that cannot be excluded under Italian law. Our total liability in connection with any engagement shall not exceed the fees paid by you for that engagement.
